What every report covers
Every Pulse report carries the same six fields, and every numeric answer has a stated confidence level so you can tell what we observed, what we inferred, and how far the result will travel before someone pushes back.
MEES status and trajectory
Current EPC rating, projected trajectory, and the gap to the 2028 minimum. We flag each asset as compliant, at risk, or non-compliant, and we tell you how confident we are in that call.
Retrofit cost estimate
A capex range for the work needed to reach EPC E, C, and B, so you can price retrofit cost into a transaction, loan, or lease decision instead of leaving it as a caveat.
Stranding risk
A single rating that combines MEES exposure, retrofit cost, asset type, and location. It is the one number most decisions actually flip on.
Climate hazard flags
Flooding, overheating, precipitation, and coastal erosion projected to 2100, drawn from a variety of climate data sources, to support Red Book valuation.
Recommended measures
The specific work this building needs (insulation, glazing, heating, renewables) with indicative costs for each line.
Transaction summary
A one-page summary formatted for legal packs, loan applications, and credit committee. Editable fields for deal-specific context.

Can an address-only report really be useful without a survey?
This is the question everyone asks first. Pulse draws on multiple sources of data — the EPC register, planning records, building geometry, cost databases, and climate datasets, and more. Our machine learning models identify risk and opportunity. Where data is inferred, calculated or benchmarked, we say that clearly. The result is a report that is decision-useful in the time a deal actually allows, and defensible when the file is reviewed months later.
